1. Rental Properties (Tourist Lease)
It is important to understand that the properties that we offer are not official tourist accommodations (such as hotels and resorts), but private houses owned by individuals let for tourism purposes under the Italian legal framework of "Locazione Turistica" (Short Tourist Lease).
Being private homes, they do not have internationally recognized star ratings. They reflect local traditions and the personal taste of the owner. This is precisely the kind of experience we offer: living like a local.

Definitions (for clarity):
“Northitaly Villas” means Northitaly Villas SAS di Mark Groeninckx & C.
“Owner/Landlord” means the legal owner (or authorised landlord) of the booked property.
“Distribution partner” means a selected travel agency, tour operator, or online platform that may market a property by forwarding enquiries or reservation requests to Northitaly Villas.
Northitaly Villas is officially registered as a real estate agent (broker) and acts as mediator and also representative (by the conclusion of the contract) of the landlord, who is the actual renter, in accordance with the binding conditions requested by the landlord.
Official representative and canonical information: For selected villas, Northitaly Villas acts as the owner’s official representative under an exclusive mandate, managing reservations and guest services directly in collaboration with the Owner/Landlord. To ensure consistency across all channels, villa information and availability are centrally maintained by Northitaly Villas and confirmed as part of the booking process.
International reach & central control: To optimize worldwide exposure, Northitaly Villas may collaborate with selected and trusted travel agencies and online platforms as distribution partners. Where a distribution partner is involved, enquiries and reservation requests are forwarded to Northitaly Villas for confirmation, documentation, and (where applicable) contract issuance on behalf of the Owner/Landlord.
The client might be required to sign a standard tourist rental contract, depending on the villa owner.
For its services Northitaly asks a commission to the client only (not to the owner), which is already included in the price published on our website, and for which you will see the break down in the tourist rental contract as mentioned above. Northitaly has a mandate from the owner to collect and transfer his rent. The client accordingly will receive an invoice from Northitaly for its services (commission) and a receipt/contract from the owner for his rent.
3. Booking Procedure
Following your selection of a property from our online catalog, we ask that you provide us with some basic information that is used only for the purposes of completing and servicing your requested booking. Our privacy policy is shown online and is strictly followed.
As part of the booking procedure, you will be asked to identify a single contact person who is responsible for all communication regarding the reservation.
Authoritative confirmation: Availability, pricing, and booking terms are confirmed by Northitaly Villas as part of the reservation process. In case of any discrepancy between third-party sources and our confirmation, the confirmation issued by Northitaly Villas (and/or the Owner/Landlord’s contract) shall prevail.
4. Payment Procedure and Options
Booking is accomplished by first requesting us the availability through the online form on our website or emailing us. When the availability is confirmed you will receive the Reservation Deposit Request email.
- The reservation becomes effective as soon as a down payment (deposit) of 40% of the total rental accommodation price is made.
- The balance payment is due 60 days before the start of the rental period. For bookings made less than 60 days prior to the start of the rental period, full payment is due at the time of booking.
A few villas have a different payment procedure, you will be informed as such.
We accept bank transfers and credit cards via PayPal or Stripe (possibly subject to a surcharge).
5. Rental Periods & Length of Stay
Most rentals run from Saturday to Saturday, with a minimum stay of one week, although some villas accept shorter stays. Arrival timing (normally between 15.00 – 18.30) depends on the property/caretaker. You are expected to vacate the premises before 10.00 on the departure date.
There may be a fee associated with an arrival/departure outside of the stated time period and this is at the owner’s or caretaker’s discretion.
Under no circumstances may you, or any member of your group, exceed the period agreed upon nor may you exercise any right to remain on the premises at the end of the rental period unless an agreement has been made between you and the owner of the property.
6. Liability & Force Majeure
Individual property owners and Northitaly cannot be held responsible for any unforeseen events, acts of God or war, riots, terrorist activity, industrial disputes, natural or nuclear disasters, fire, adverse weather conditions, or the actions of any person outside of NorthItaly.
We do not control building works or noise outside the property and do not receive advance notification of when such work will commence. We will notify you as soon as we are made aware of any building work that will affect your holiday, but we will not offer compensation.
NorthItaly expressly disclaims any warranties of fitness for a particular purpose; the rental properties are available in accordance with these Booking Conditions and we do not warrant that the services provided shall result in any particular level of customer satisfaction.
7. Balance Payment & Late Booking
You agree to pay the balance to the Northitaly reservation office at least 60 days prior to the beginning of the stay. If the balance has not been paid by this date, the booking will be considered cancelled, the contract will be void and the property will be available for rental again.
In the event that the booking occurs less than 60 days in advance of the beginning of the rental period, the total payment is required at the time of reservation.
A few villas have a different payment procedure, you will be informed as such.
8. Cancellation
All cancellations must be sent by email or PEC (Certified Email) to the Northitaly reservation office. For any cancellation on the part of the client, the sums withheld by the Northitaly Villas reservation office are as follows:
- 10% of the total amount from the day of reservation to 120th day before arrival
- deposit amount paid from 119th to 60th day before arrival
- 100% of the total amount from the 59th day to the day of the arrival
A few villas have a different cancellation policy, you will be informed as such. For reservations with payments gone through portals like Airbnb, Booking, VRBO, the cancellation conditions might differ and are valid as such.
9. Insurance
The Northitaly Villas reservation office does not offer travel protection or cancellation or damage insurance. You are strongly advised to purchase insurance to cover potential cancellation or delay, and to cover property damage that you might cause.
10. Responsibility of Client
It is the responsibility of the client to communicate to NorthItaly your expectations, requirements, and any special needs. You must inform us of any health conditions or mobility issues before booking.
You are expected to treat your vacation home with the same respect as you would your own home. Doors and windows must be closed and locked each time you leave. You are responsible for knowing how appliances work and other pertinent details of the house.
11. Interruption of the Holiday Stay
In the event of interruption on the part of the client, no refund will be made.
12. Number of Guests
The rental contract is established for a specific number of persons. Only the number and names of persons on the rental contract may occupy the reserved accommodation. Any substitution of persons during the stay is forbidden without previous consent.
Visitors: Visitors of the clients are not allowed on the property unless previously agreed with the owner/agency.
13. Travel Documents
NorthItaly Villas will not accept any liability or grant refunds for any improper, expired or invalid documents (passport, visa, medical certificate, vaccination).
14. Animals / Pets
Pets are not permitted unless explicitly agreed. Should the key holder find any violations to this clause, it is totally up to her/his discretion to ask the client to vacate the house without compensation.
Pets are not permitted to lie on sofas, in beds or swim in the pool. Any excrement needs to be removed from the property. Pets traveling to Italy need to have their international veterinary certificate.
15. Formalities: Check-in, CIN & CIR
Before arrival all guests must provide us with the complete passport details. These identification details will be communicated to the authorities (Police Questura, regional and local obligations) and the passport must be shown upon arrival.
Compliance with Laws (CIN/CIR): All our properties are registered with the national tourism database and possess a valid CIN (National Identification Code) and CIR (Regional Code), ensuring full compliance with Italian legislation.
16. House Cleaning & Waste Disposal
The final cleaning is either included in the rental price or charged as a supplemental cost. This does not include the removal of trash, which is your responsibility.
The property must be left clean and tidy at the end of the rental period.
17. Security Deposit and Damages
The security deposit has to be paid cash (in euro) upon arrival to the keyholder unless otherwise stated. It will be returned at departure, subject to the premises being left in good order.
Should there be damages to the property, deductions from the security deposit will be held for repair. If such costs exceed the deposit, you agree to pay the additional amount.
Northitaly Villas is not responsible in the event of complaints and disagreements about the security deposit between the guest and the keyholder/owner, nor can we be held liable in anyway. Any dispute regarding a deduction from the security deposit is to be addressed directly to the property owner.
18. Supplementary Costs (Energy Laws)
If the booking voucher specifies that utilities (gas, electricity, internet) be paid according to consumption, these are metered and paid accordingly in Euros cash at check out.
19. Concierge & Extra Services
We are happy to assist you in providing any extra services to enhance your stay. Any fees for special additional services (extra maid service, laundry service, cooking service) must be paid when the service is rendered directly to the service provider.
Northitaly Villas does not get involved in any extra fees or services, the payment and responsibility is directly with the owner or his representative or the service provider.
20. Amenities & Safety
Amenities: The use of amenities, such as swimming pool, moorings, boats and bicycles is entirely at your own risk. Northitaly is not liable for injury to a user and loss or damage to your belongings. The client will use the swimming pool with the highest attention and under their own exclusive responsibility, especially with children.
Children & Babies Safety: Northitaly does not check cradles, cots, high chairs and any other children and babies accessory provided by the property. The client agrees and acknowledges that such furnishings might not comply with the safety standards in force, and fully undertakes any risk connected with their use. Northitaly recommendation is that cradles and cots should be personally provided by the clients.
Technical Failures: In case of technical failures (internet, pool pump, elevator, boiler), the owner will do their utmost to arrange repairs promptly. However, no refund will be granted for temporary interruptions during repairs.
21. Claims & Disputes
In the event of any problems you must first contact the keyholder to resolve or minimize the problem in order to avoid any prejudices that could result.
If you believe that the issues have not been resolved to your satisfaction, you must confirm your complaint within 24 hours to the Northitaly reservation office in writing by e-mail. You are obliged to give us the time necessary to resolve the problem.
Should there be no written complaint supplied as above specified and you leave the accommodation prematurely and without an explicit authorization by us, you forfeit your rights for a refund of the rental price, unless the terms of this contract have been breached.
Important: Complaints received at the end or after the stay will not be taken into consideration and no refunds will be given.
Should a complaint be upheld and a refund forthcoming but the amount of refund cannot be agreed between the parties we will nominate an independent arbitrator and decide on the amount of refund if any that is due.
22. Tourist Tax
A number of Italian municipalities have opted to apply the tourist tax (imposta di soggiorno). The tax must be paid directly by tourists at the accommodation (generally between 0,5 euro and 5 euro per person per night).
23. Unavailability of Property
In the rare event that the booked property becomes unavailable due to reasons beyond our control (e.g., severe damage, sale of property), Northitaly Villas reserves the right to substitute the accommodation with a property of similar or higher standard. If no alternative is available or accepted, a full refund of all monies paid will be issued.
24. Jurisdiction
In the event of legal claims or disputes, this contract shall be governed by the laws of the Italian Government. Any legal action brought against Northitaly Villas shall be brought in Turin, Italy.
Automated Interactions & Legal Protections
Authorized Agents: If you use an automated personal assistant, artificial intelligence (AI) agent, or software bot ("Automated Agent") to inquire or book, you acknowledge that you are the legal principal acting through that agent. All actions taken by your Automated Agent are legally binding upon you.
Liability for Hallucinations: NorthItaly Villas is not liable for errors, misinterpretations, or "hallucinations" generated by third-party AI tools (e.g., ChatGPT, Travel Assistants). The only authoritative information is the availability, pricing, terms, and booking confirmations communicated directly by Northitaly Villas and/or issued in the Owner/Landlord’s rental contract.
Intellectual Property & TDM Reservation: In accordance with Article 4(3) of the Directive (EU) 2019/790 on Copyright in the Digital Single Market, Northitaly Villas expressly reserves the rights to Text and Data Mining (TDM) of all content on this domain.
