How We Select and Manage Our Villas
Every villa in our portfolio passes a 30-point quality inspection before it appears on our website. Since 2005, this audit-led process is how we have built and maintained a field-verified collection of more than 50 luxury villas across Northern Italy – and welcomed over 5,000 guests.
1. Direct Partnership with the Owner
For selected villas, Northitaly Villas acts as the owner's official representative under an exclusive mandate, managing availability, contracts and guest support directly in collaboration with the property owner. No intermediaries, no sub-agents – you always deal with the team that knows the property.
2. 30-Point On-Site Inspection
Before a villa is published, our team visits in person and runs the property through a 30-point inspection covering property and access, interior comfort, technology and connectivity, safety compliance, and the full guest journey from arrival to departure. We do not publish villas we have not personally visited.
3. Legal & CIN Verification
As a FIMAA-licensed Italian real estate agency, we independently verify each property's CIN (Codice Identificativo Nazionale) and CIR registration via official visura checks. For some owners, we handle the full regulatory process including municipal tourist tax, Questura guest reporting, and the regional tourism portal.
4. Safety, Photography & Welcome Brochure
Safety is checked against current Italian regulations, including fire extinguishers, gas and smoke detectors. Professional photography is commissioned for every villa, independent of the owner. Owner-supplied material is integrated only after independent on-site verification. A custom welcome brochure is prepared for each villa with local tips, restaurant recommendations, and emergency contacts.
5. Ongoing Care & Local Support
Villas are re-inspected on a regular cycle. We maintain at least quarterly contact with every villa owner and local villa manager – more frequently during the rental season. Dedicated local villa managers across Lake Maggiore, Lake Como, the Piedmont vineyards, and the Ligurian coast provide on-site support throughout your stay.
6. International Reach, Central Control
To optimise worldwide exposure, we collaborate with selected and trusted travel agencies and online platforms, while keeping villa information, availability and management centrally maintained by Northitaly Villas.
