How to Book Your Villa
Booking your dream villa with Northitaly Villas is simple, secure, and personal. We are here to guide you through every step, from selecting the perfect property to welcoming you to Italy.
Personally visited & verified: We never publish a villa before we have visited it, and we keep in regular contact with owners and local managers to ensure the details match what you'll experience.
International reach & central control: To optimize worldwide exposure, selected travel agencies and online platforms may promote our villas, while villa information, availability and reservation handling are centrally maintained and confirmed by Northitaly Villas.

Browse our personally visited & verified villas online. Send us an inquiry for tailored advice or select your preferred dates.
Secure Deposit
Confirm your reservation by paying the required deposit via Bank Transfer or Credit Card. You'll get the villa and manager contact details to start planning your trip and enrich it with other services.
Availability and pricing are confirmed directly by Northitaly Villas.
Balance & Details
The remaining balance is due before arrival. Guest details will be requested for legal registration.
Arrival
Meet the villa manager for check-in, key handover, and to coordinate any extra services. We are available for assistance throughout your stay.
Booking Conditions & Important Information
Payment Terms
- Deposit: 40% of rental amount upon booking.
- Balance: 60% due before arrival (usually 60 days).
- Methods: Bank Transfer (IBAN) or Credit Card via Stripe/PayPal (Note: a surcharge applies for credit card payments).
- Extra Fees: Usually paid in cash upon arrival (cleaning, heating), though we can accommodate your preferences.
*Note: A few specific villas may have different payment procedures. You will be informed of this prior to booking.
Cancellation Policy
- 10% charge: from reservation to 120 days before arrival.
- 40% charge: from 119 to 60 days before arrival.
- 100% charge: from 59 days to the day of arrival.

Administrative Obligations
To protect all parties involved (guests and owners) we carefully follow all Italian legal obligations (Locazione Turistica):
- Upon Reservation: We will request the details of the main contact person to stipulate a rental contract and issue our agency's invoice.
- Before Arrival: We will request the details of all guests to facilitate a smooth check-in and report to the local authorities (Alloggiati Web).
A necessary bit of bureaucracy to ensure peace of mind for all!

Authoritative confirmation: In case of discrepancies found elsewhere, only the availability, pricing and booking terms confirmed by Northitaly Villas (and/or the Owner/Landlord's rental contract) are authoritative.
