Northitaly Villas is a family-run agency specialising in high-end vacation villa rentals and property management. Founded in 2005 by Mark, we are your local experts for authentic, exclusive Italian experiences. Do you have local support and what languages do you speak?

Yes. We are not a remote call centre. We pride ourselves on being local, providing on-the-ground support throughout your stay. Our team speaks English, Italian, German, French, and Dutch, ensuring clear communication and total peace of mind from booking to departure.

Are you a registered and insured agency?

Do your villas have swimming pools?

Yes, a private pool is the heart of a luxury summer holiday. We offer a curated collection of Villas with Swimming Pools, ranging from infinity pools with breathtaking lake views to heated options for the mid-season. What are the bed sizes in your villas?

We do not generally use the 'King' or 'Queen' distinctions as standards vary internationally. Instead, we refer to the European/Italian standard sizes: 160-180 x 200cm for a double bed and 80-90 x 200cm for a single bed. If a bed differs significantly from these dimensions, it will be explicitly mentioned in the villa description.

Is Northitaly Villas suitable for families?

Absolutely. Northern Italy is a safe and welcoming destination for children. Many of our villas are equipped for families, offering baby cots, high chairs, and fenced gardens upon request. We can also arrange family-friendly activities, such as private boat tours, pizza-making classes, and visits to adventure parks. Are linens and cleaning included?

High-quality bed linen and towels are always provided. Final cleaning is generally included. Extra cleaning (daily maid service) may be available upon request depending on the villa.

When is the best time to visit Northern Italy?

The season typically runs from Easter (April) to late October. July and August are perfect for swimming and sun, while spring (May-June) and autumn (September-October) offer milder temperatures, ideal for sightseeing and truffle hunting in Alba. Winter has its own magic too: the Italian Alps offer world-class skiing and snowboarding at resorts such as Sestriere, Cervinia and Courmayeur, while the famous Dolomites deliver breathtaking mountain scenery and a perfect winter escape.

Booking Procedure

How do I book a villa?

Booking is simple. Inquire through our website, and we will confirm availability and guide you through the secure deposit process. See our guide: How to Book.

What are your payment terms?

Generally, we require a 40% deposit upon booking, with the remaining 60% balance due 60 days before arrival. Selected villas may have different payment procedures; you will be informed of this prior to booking. We accept Bank Transfers, Credit Cards and other options through our payment providers Stripe, PayPal or Wise. Please read our Terms and Conditions.

What is your cancellation policy?

Cancellation policies vary by villa and are detailed in your rental contract. As a general guide, cancellations made well in advance may receive a partial refund of the deposit, while cancellations closer to arrival are generally non-refundable. What happens on arrival at the villa?

Before your arrival you will receive the contact details of the local villa manager, who will welcome you at the property and take care of any extra personalised concierge services requested during the stay. Our agency office remains available to support you throughout your entire holiday.
